Cutting-Edge Connectivity

June 16th 2026

For decades, the standard checklist for a premium apartment community was predictable: granite countertops, a resort-style pool and a first-class fitness center. But as the way people live and work continues to evolve, a new amenity tops the modern renter’s priority list.

Ultra-fast-speed connectivity to the internet.

Industry data shows that the average U.S. internet-connected household now juggles roughly 17 to 21 connected devices. From smartphones and smart TVs to home appliances and tablets, the sheer volume of demand on a standard residential router is immense.

This dense traffic frequently creates an invisible bottleneck during peak evening hours, when multiple devices in a household try to stream high-definition video, upload large files or join virtual meetings simultaneously. Recognizing this shift, a recent report from the National Multifamily Housing Council noted that nearly 75% of apartment tenants now view preinstalled Wi-Fi as an essential amenity when choosing their next home.

The Tech Hub Demand

While consistent connection is a major convenience for anyone, it is an economic necessity in forward-thinking, entrepreneurial hubs like Irvine. As a master-planned center for technology, life sciences and start-up innovation, Irvine attracts a population that routinely blurs the line between corporate office and home workspace.

This is more true in the Irvine Spectrum District. Known for its energetic mix of global enterprises and rapid-growth startups, the area is home to professionals who manage global supply chains, run digital businesses and handle massive datasets from their living rooms as well as their Flex+ offices. For these residents, premium digital infrastructure is a vital part of daily business operations.

Setting a New Standard at Pacifica Place

While established communities in the area already offer robust high-speed options, local residential infrastructure continues to take proactive steps forward. In a newly announced partnership, Irvine Company is collaborating with Google Fiber (GFiber) and smart property technology provider Quext to debut a first-of-its-kind managed network experience at its latest residential community, Pacifica Place.

Located in the heart of the Irvine Spectrum District, the new 896-unit property serves as the launchpad for a highly advanced multifamily network architecture.

Instead of requiring new residents to navigate the typical friction of selecting an internet service provider, scheduling a technician and waiting for hardware hookups, the property features Instant On Connectivity. New residents can securely activate a custom Personal Area Network (PAN) in seconds via a mobile application, gaining immediate access to the web before they even unbox their belongings.

What sets the community apart is the sheer scale of the bandwidth being deployed. Units are equipped with 3 Gig symmetrical fiber speeds augmented by Wi-Fi 7 technology. “This launch represents a transformational shift in how the internet is delivered to multifamily communities,” says John Keib, chief technology and product officer at GFiber.

Symmetrical speeds mean that data uploads move just as fast as downloads — a critical feature for remote professionals executing large file transfers, cloud backups or seamless video conferencing. The managed network architecture ensures that a resident’s private, secure Wi-Fi connection follows them seamlessly out of their apartment and across all common areas of the property without requiring them to log into unsecured public hotspots.

A foundation for the smart community

The integration also serves as the operational backbone for the property’s smart-home capabilities. Through a single unified application, Pacifica Place residents can manage their personal Wi-Fi, adjust smart thermostats and use smartphones for smart-lock property access via Bluetooth.

The system even streamlines the initial onboarding process. Prospective renters looking to view the property can take self-guided tours with seamless guest Wi-Fi access, powered by an integration between Irvine Company’s Tour Guide application and the underlying network software.

“At Irvine Company, we’re always looking for innovative ways to elevate the resident experience,” says Jinda Reining, vice president at Irvine Company. “By partnering with GFiber and Quext, we’re proud to be the first location to offer a 3 Gig and Wi-Fi 7 solution where connectivity can be enabled instantly upon move-in.”

As the digital demands of everyday life scale upward, the infrastructure at Pacifica Place represents a pragmatic look at the future of housing — where next-generation connectivity is treated not as an optional upgrade, but as foundational infrastructure for modern professionals.
