Single-family homes, parks, a new school and trail connections are highlights of the planned new village.
Irvine Company has begun creating plans for one of Irvine’s most unique and convenient villages with single-family homes, parks and a new school. The new community is planned in the northern part of Irvine Spectrum District replacing the privately operated Oak Creek Golf Course and two adjacent commercial properties. The properties are unique in Spectrum District as together they provide the area required for a traditional Irvine village.
A village at this location is responsive to city policy, which identified Spectrum District as an ideal location to respond to state housing mandates because it places future residents near jobs and amenities. It also reflects community input, where over 90% of the 7,000 respondents to our survey expressed strong support for single-family homes in a village setting.

Spectrum District Village Planning Principles

Provide a Range of Housing Opportunities in a Village Setting
Beginning with University Park in 1966, Irvine Company has master planned Irvine’s 22 villages to offer a high quality of life connected to award-winning schools and lush community parks. The Spectrum District Village Plan will offer this unique Irvine lifestyle through single-family homes designed for growing families and first-time buyers, along with innovative floor plans (rental and for sale) for both seniors and young professionals.

Make the School the
Cornerstone of the Community
Creating a traditional village within Spectrum District provides the opportunity to plan for a state-of-the-art school in the area – a top priority shared by residents in our community planning sessions. The new elementary school will be delivered to the community at no cost to IUSD and is designed to serve families from the new village and new residences in the larger Spectrum area. The school will be located on Oak Canyon, away from primary arterial streets, to reduce traffic during drop-off and pickup times.

Create a Variety of Parks and Gathering Places
Irvine’s villages are distinguished by parks and paseos that connect to nature preserves. This approach – which is why the city’s parks are ranked No. 1 in California – has guided planning for the new village, which will feature an expansive linear park connecting residents to play areas, the new school and regional trails. In addition, the current Oak Creek Golf Course clubhouse is proposed as a central gathering space for the community.

Provide Connections to Irvine’s Open Space
A special benefit of locating the new village in Spectrum District is the opportunity to connect homes with a new extension of the Jeffrey Open Space Trail that will allow residents to reach the coast through San Diego Creek Trail, or the mountains via a new bridge we will build over Portola Parkway. The new village will also result in enhancements to the popular Walnut Trail.

Locate Homes Near Jobs to Shorten Commute Times
Providing employees the opportunity to live near their workplace is a key element of the village’s smart planning design. This is accomplished by directly integrating the new village with our Innovation Office Park campus and completing Oak Canyon/Laguna Canyon Road, which will lead to the 100,000+ jobs within the heart of Spectrum District. We will also partner with the city to explore new transportation solutions, including expanded traffic-light synchronization programs.
