Plans for a Lower-Density Village
In response to state housing mandates, the city of Irvine General Plan identifies
up to 5,000 apartments on the Oak Creek Golf Club parking lot, driving range and
adjacent properties.
Irvine Company is proposing a lower-density alternative to an apartment plan with a balanced village of 3,100 homes. This chart describes how the two plans compare within the project’s 235-acre planning area.

As master planners, we believe a proposed village with community amenities would better integrate into the surrounding area than building the high-density apartments allowed in the state-mandated General Plan. Creating New Public Open Space Opportunities
Today, the Oak Creek Golf Course is privately owned and commercially operated. The Village Plan will result in new public open space, including funding to enhance and expand a new mountains-to-sea trail through central Irvine and also the dedication of 300 acres to expand
Irvine’s publicly owned open space preserve in north Irvine. Additionally, the Company continues to explore how to create expansive public open space within the village for all Irvine residents to enjoy.
This adds to our decades of open space preservation, where 57,500 acres of open space – including public lands like Bommer Canyon, Quail Hill and the new Gateway Preserve – provide local residents the opportunity to explore.
Funding Transportation Solutions
As part of the Village Plan, Irvine Company will also contribute funding for community benefits and transportation improvements, potentially including traffic-light synchronization programs, expansion of local transit systems and completing a new roadway extension to connect residents to 100,000+ jobs within Spectrum District.
